The entire ACP needed to be replaced due to incomplete testing. The box-out cladding frames varied in dimension and angle, which required high accuracy in the elevation and layout documentation detail. As the structure of this building contained dincel structural walling, design regulations required a performance solution to comply with the council’s fire order.

During the inspection, three types of non-compliant ACP cladding were found throughout the complex: Bronze, Grey, and Black in colour. This varied exterior design added complexity, requiring precise documentation and detailing of each building facade. Our team rearranged the installation sequence to increase the efficiency of construction work and reduce cost. Our considered detailing and efficient workflow led to the successful completion of the project which was greatly appreciated by the client.

Constructed in 2016, the Bay Drive apartment complex is a nine-story residential building (Class 2) featuring predominantly balcony façades with combustible ACP (Aluminum Composite Panel) eyebrow and wall detail, as well as sliding door glazing.
