This building in Gladesville, NSW, was constructed in 2009 and is a 5-storey (Class 2, 6, and 7a) mixed apartment and retail building complex. The structure is built upon concrete piers and concrete reinforced slabs at each level, and different substrates at each location are treated with specific methods. The external blade walls are typically constructed using concrete-filled blockwork and, in some areas, concrete-filled dincel panels. Three types of ACP cladding were utilised throughout the facade.
The remediation project for this complex building was a significant undertaking, requiring careful consideration of multiple factors, including the structural integrity of the building, the durability of the materials used, and the aesthetic appeal of the finished product. The existing building had been poorly constructed, with missing studs and boards that were not aligned and not compliant with regulations.
Existing sarking and insulation not built with proper methodology have been modified to increase weather and water-proof capacity. Our team has taken a comprehensive approach to the project, incorporating multiple materials selected from the approved non-combustible material list to replace the existing ACP cladding according to the different structures while maintaining the original design intent.
